ReconNest is operated by Werner Ventures LLC ("we", "us"). These terms are the agreement between you and Werner Ventures LLC. By using the site or buying a report you agree to them.
Before you run this report
ReconNest doesn't own any of this data. We pull it from public federal, state, and local sources and translate it into plain English. We can't promise it's complete or current, and we don't independently verify it. Treat this report as a starting point for your own due diligence, not the last word. Anything that affects your decision, confirm it with the original source or a qualified professional before you rely on it.
What a report is, and isn't
A ReconNest report gathers signals from public records and lays them out in one place, in plain language. It tells you what is near an address and how we read it. It is research support, not a guarantee, an appraisal, an inspection, or legal advice.
Coverage varies by location and by signal. We say so on every report. Some sources update often, others rarely, and gaps exist. When something matters to your decision, go to the original source or a qualified professional and confirm it yourself.
How you may not use a report
ReconNest is not a consumer reporting agency, and a report is not a "consumer report" under the Fair Credit Reporting Act (FCRA) or any state equivalent. You may not use a report, in whole or in part, to decide a person's eligibility for housing or tenancy, employment, credit, or insurance, or for any other purpose covered by the FCRA. Reports are for your own research about a property you are considering, nothing more.
Fair housing
Crime and area data describe a location, not the people who live there. It is not a rating of how safe a neighborhood is, and under the federal Fair Housing Act and state and local fair-housing laws it must never be used to make housing choices based on race, color, national origin, religion, sex, familial status, disability, source of income, or any other protected class.
If you are a real-estate agent or another professional using ReconNest with clients, give reports to your clients on an equal basis. Never use the crime, 311, or neighborhood-ranking data to steer a client toward or away from an area, or to shape a housing recommendation based on race, color, national origin, religion, sex, familial status, disability, source of income, or any other protected class. Using this data selectively to channel clients is unlawful steering under the federal Fair Housing Act and state and local fair-housing laws, and it is a violation of these terms.
Reports are a snapshot
When you generate a report we freeze the data as it stood that day and save it to your account. Open it again later and you see the same report, unchanged. To get our freshest data, run a new report.
Your agreement
Before each paid report you confirm that you understand we do not own this data, that we are interpreting public sources, and that verifying anything you rely on is up to you. We record the version of this disclaimer you agreed to.
Agent membership
Verified real-estate agents can join an annual membership that unlocks a lower per-report price than the walk-up rate. The membership is a recurring yearly charge, and the reports you run are a separate purchase. We want both stated plainly.
Automatic renewal. If you join on or before December 31, 2026, your first year is $12 (the founder rate). After that first year it renews at $45 a year. Anyone who joins in 2027 or later pays $45 from the start. Either way, membership renews automatically on the anniversary of the day you joined and keeps renewing until you cancel. We show the price and the renewal date and ask you to agree to automatic renewal before your first charge. You can cancel online any time from the billing portal in your dashboard. When you cancel, your membership stays active through the year you already paid for, and we do not refund a partial year.
Reports are separate. Membership does not include a set number of reports. Each report you run costs $15 at the member price, or less when you buy a pack (2 for $25, or 4 for $40), bought as report credits and charged to your own card. Credits do not expire. New verified agents get a few free report credits to start, a one-time courtesy that does not renew.
Membership is a tool you pay us for, not a referral or a representation arrangement. We are not your agent and do not represent you. Membership is for active, licensed real-estate agents. If your license lapses or is no longer active, we may pause or end agent access. An active membership keeps billing on its normal cycle until you cancel it from the billing portal.
Agency plans
A brokerage can set up an agency so its agents run reports at the agency price. The brokerage pays a flat $3 per agent each month, with a five-seat minimum, billed as one payment for the office. This seat fee renews each month and can be cancelled any time from the billing portal.
There is no report allotment and no pooled credits. Each agent pays $10 for every report they run, charged to that agent's own card. Adding or removing agents adjusts the seat count on the next monthly charge, no new checkout. The agency owner manages seats and can see the reports the team runs. An agency plan is a billing tool for the brokerage, not a referral or a representation arrangement, and it does not make us your agent.
